Want to buy a house in Málaga, on the Costa del Sol or in Andalusia?

In Spain, it works very differently from most other countries. If you decide to hire a buyer’s agent AFTER you’ve been in contact with a seller’s agent, it’s quite common for the seller’s agent to refuse to share their commission with the buyer’s agent. And no, it doesn’t make much sense, but it’s a fact. I’d be happy to tell you more about it by phone.

Want to buy a house in Malaga, on the Costa del Sol or in Andalusia?

You can probably go through the process yourself. However, there are some important factors to consider. Have you thought about hiring a buying agent? Here are 5 reasons why you should:

1. Language and culture

While there are of course estate agents who speak English, there are often misunderstandings that can have important consequences, especially in the legal field. Particularly during the reservation phase, things often go wrong and buyers regularly lose thousands of euros up to 1% of the purchase price. This can be prevented by a good and fair reservation contract. Practice has taught me that the process is faster because I have been fluent in Spanish for more than 20 years.

2. Knowledge and experience

A buying agent has the knowledge, experience and contacts to guide you through the process and avoid complications. I know the opportunities in the sector and guide you through the whole process, giving you the information you need to make the best decision.

3. Optimise time

A good buying agent listens carefully and can distinguish the ‘must haves’ and ‘nice to haves’. Filtering areas and houses, asking the right questions to the seller/sales agent and arranging viewings are time-consuming activities. And especially if you don't live here. Valuable time is often lost visiting houses that you could have known beforehand do not meet the must haves. As a buying agent, I select in advance, because I don't want to waste your and my time.

4. Security and legal assistance

Buying a property brings legal and/or financial challenges. As a buying agent, I will help you explore options and answer questions in a framework of confidentiality and discretion. With my network of professionals (bilingual lawyers, notaries, structural engineers, architects, mortgage brokers, surveyors, environmental specialists, etc.), I can recommend the right people and we will look after your interests.

5. A good investment

Buying is the easy part. However, if you overpay or buy in the wrong location, you have a bigger problem when you want to sell it again in the future. A good buying agent cannot give all the guarantees, but can separate emotion from reason. As a professional, I must dare to advise ‘no’ at the expense of my commission. Keeping that ethic is not easy for everyone. As a buying agent, I work for you. Unfortunately, there are also people who pose as estate agents, speak poor Spanish, cannot read legal documents and interpret the law in their own way. Check references and reviews before you hire someone.

If you have a budget of about € 300.000 or more and are determined to buy a property in Andalusia, don't hesitate to contact me.

Jan Paul Schop

Olav helped us great in different stages of the buying process of our house in Mijas Pueblo. At first, he helped us to orient on different potential locations. He spent several days to show us around which really helped us to make a final decision where to buy. During negotiations we played together the role of good and bad cop, leading to a good price. In the due diligence Olav showed high involvement and stayed critical. His network with different technical and legal people ensured us to buy the right property. We never had the idea that deal making made him less critical. And when we finally owned the house Olav kept involved.

To go short:
1) if you want to buy in Andalucia Olav is of great added value
2) he is a nice guy to work with and is in each step of the process willing to walk the extra mile
3) his network is crucial to avoid buying the wrong property

Renate Hendriks-Pijnenburg

We asked Olav to help us find a home in Andalucía. We are a couple with two girls in the ages of 3 and 13 from the Netherlands and have been renting since we came here in 2022. Olav showed to be very pro active both in the search taking all of our wishes in account as in his advice on the location, but also the construction and of course the negotiation. The whole process had his ups and downs, Spain has shown to be not the easiest country to buy a house, but Olav was always calm, positive and thinking in possibilities. In addition to his expertise, he also turns out to have a huge network of professionals around him who still help us with the renovation of the house etc. For anyone who is looking for a home and wants to be well supported from start to finish, Olav is the best in his field.

Behsaad Ramez

As a German expat residing in Spain, finding the ideal holiday home for my parents was a significant challenge. That's where Olav from Andalucia 320 stepped in, and I couldn't be more grateful for his assistance. Olav's extensive knowledge of the local market and his ability to understand our specific needs made the entire process seamless and enjoyable. Thanks to Olav, my parents now have a wonderful holiday home that suits them perfectly!
