Where would you like to live in Mijas?


Few municipalities on the Costa del Sol offer as much contrast within a single boundary as Mijas. In under 15 minutes you can travel from a whitewashed hilltop village with panoramic coastal views, through quiet, forested hillside urbanisations, down to a modern, well-developed stretch of coastline. Which part suits you depends entirely on whether you prefer village life, privacy in the hills, or easy beach access.


Mijas Pueblo: the iconic white village

Perched ± 430 metres up the Sierra de Mijas, Mijas Pueblo is one of Andalusia's best-known white villages, and for good reason. Narrow cobbled streets, bougainvillea-covered façades, and a genuine village square atmosphere sit alongside sweeping views that stretch across the coast and, on a clear day, as far as the Rif mountains in Morocco. With its local shops, small museums, weekly markets, bars and restaurants it has a lot to offer for a small village. Property here ranges from characterful townhouses in the historic core to larger villas on the village's outer edges. It consistently attracts buyers who want authenticity and views without giving up proximity to the coast, which is ± 10 minutes away by car.


Mijas Costa: the modern coastal strip

Mijas Costa runs for ± 10 kilometres along the coast, roughly between Fuengirola and Marbella. It sits between the AP-7 toll road and the A-7 highway. Several distinct neighbourhoods fall within this strip, including Las Lagunas, Calahonda, Miraflores and La Cala de Mijas. Las Lagunas is the main urban hub, with everyday shops, schools and services. Calahonda and Miraflores are established residential areas, popular with long-term international residents. La Cala de Mijas has kept more of a village feel, with a beachfront promenade and a growing restaurant scene. Property types vary across the strip, from apartments near the centre to villa communities closer to the beach. Golf courses, international schools and shopping centres are all within easy reach. Prices are generally lower than in Marbella, just along the coast. Mijas Costa's appeal is practical: everyday convenience, direct beach access, and strong rental demand.


Rancho de la Luz: rural character close to the village

Between the AP-7 toll road and Mijas Pueblo, Rancho de la Luz has a distinctly rural, semi-rural character compared to the more urbanised parts of the municipality. Properties here tend to be traditional fincas and villas on generous plots, often surrounded by pine trees, fruit trees and olive groves, with panoramic sea and mountain views taking advantage of the elevated position. It's a popular choice for buyers who want genuine space and privacy, sometimes with room for horses or a small orchard, while still being close enough to Mijas Pueblo and the coast (± 6 km to the beach) for everyday convenience. Several golf courses lie within a short drive, and Málaga airport is ± 20-25 minutes away by car.


Valtocado: a prestigious hillside villa community

Also nestled in the Sierra de Mijas, a short drive from Mijas Pueblo, Valtocado has built a reputation as one of the most sought-after luxury villa urbanisations on the Costa del Sol. Set among pine forest, it offers a noticeably cooler microclimate in summer along with sweeping panoramic views over the bay of Fuengirola and the Mijas Costa coastline. Properties here are predominantly larger, individually designed villas on larger plots, many recently renovated or newly built, favoured by buyers prioritising privacy and architecture. It's a quieter, more exclusive alternative to the busier coastal urbanisations, while remaining within easy reach of Mijas Pueblo (± 10 min), Fuengirola (± 20 min) and Alhaurín el Grande (± 15 min).


Mobility

Mijas and surrounding areas benefit from a central position on the Costa del Sol, ± midway between Málaga and Marbella, with direct access to the AP-7 and A-7 highways. Málaga airport is ± 25-30 minutes away depending on which part you're in, and Fuengirola's train station provides a direct rail link into Málaga city.
